Abstract：Thestandardization，stabilizationandlongtermofwellfacilitatedfarmlandleaseisvery importanttorealizethe moderate scale operationof agricultureand ensure national foodsecurity，but there arefew studiesonthe factual characteristicsand existing problemsofwel-faclitatedfarmland lease arrangement in systematicgeography.Inthisregard， basedonthe leasedataof 5O15 transferrd plots in472 villges，79counties，14 provinces in China ruralrevitalization surveyin2O24，thispapercombsthecurrntsituation，characteristicsandproblemsof wel-facilitatedfarmlandlease arrangements.The results showthat：Theresource endowment of wel-facilitated farmlandhas the characteristicsof being closetotheresidence，lessconnectedwithotheroperatingplots，higherproportionof irigablelandandhigherproportion offlatterrain.Thecharacteristicsof theleasecontractofwellfaclitatedfarmlandareasfollows：the intermediary platformforthe transmisionof lease information，thesocializationofthecontractingobject（impersonaltransactionof the lease），thestandardization of the leaseform，thestabilization and long-term of thelease term，the profitabilityand monetizationof therentform，andthe“one-yearpayment”of therent.Theresourceutilizationcharacteristicsof wel-faciltated farmlandaremorequalityprotectionandimprovementtechnologies，moreused for plantingfoodcrops， higher totalcost investmentandunityieldlevel.Thelease arangementofwel-facilitatedfarmlandis facedwiththe problems that the source of transaction information is mainly private transactions， 52% of leases occurring among relatives and neighbors， 47% of the leases have not signed a written agreement， 53% of the leases have not clearly agreed on the term，therise inrent may leadto“non-granitization”，andtherent payment system mayinduce therisk of“breaking the contractandabandoningthefarmland".Finally，suggestionswereputforwardtocultivate intermediaryorganization tradingplatforms，establish long-termmechanisms for standardized，stable，andlong-term leaseagreements，establisha riskguaranteesystemforthetransferofhighstandardfarmland，andimplement incentivemechanismsforgrainproduction.
