Research on the Evaluation Measure of Real Estate Project Delivery Ability Based on Improved G1 Method

Abstract:The measurement of real estate project delivery capacity is the basis for enterprises to formulate delivery plansand for govermment agencies and financial institutions to formulate policies.Firstly,anasessmentsystem forthe project delivery capacityof real estate enterprises is established.Secondly,the improvedG1method isused to determine the index weights,and the weighted sum method is combined to construct theassessment model.Finally,an empirical analysis is conductedonfiveongoing projects ofalargereal estatecompany.Theresultsshowthattheimproved Gl methodcan better integrate the information from the expert group;financialand sales-related indicators are the main indicators for assessing the deliverycapacityof real estate projects;during thedownturnof thereal estate market, thecomprehensivedeliverycapacity indexof thefiveselected projects isrelativelylow.Theempirical resultsarerelativelyconsistent with theactual situationand can providesomereferenceforthework of ensuring thedeliveryof real estate projects in China.
