Abstract：Establishing thelegal evidentialvalueof electronicrecordsaftertheremovalofpapercariers isacentral chalenge in thesinglesetflingmanagementofreal estateregistration （RER）archives.Underthesinglesetfling management， electronicarchivesneedtofullycarrythebackground，responsiblesubjectsandprocessrelationsoftheregistrationbusiness. However，inconsistenciesinmetadatasemanticsbetweenregistrationbusinesssystemsandarchivalmanagementsystemsoften leadtothelossofproces-related informationduring archival transfer，weakening theevidentialintegrityofRERelectronc archives.ThestudydevelopsametadataconceptualmodelforRERelectronicarchivesorientedtosinglesetfilingmanagement. Using GB/T26163.2asthe frameworkand integratingLADMandPREMIS，the model defines fivecore entitiesrecord， business，agent，mandate，andrelationship—together with theirsemantic meaningsandstructuralrelations，tosupportunified metadatarepresentation.Atypical“transfer-with-mortgage”scenario isused toexaminethemapping betweenarchivalobjects andtheconceptual model.Theresults indicate thatthe model demonstrates goodapplicabiltyand explanatorycapabilityand can provide a logical basis for subsequent metadata schema design and system implementation.
